1. The Board of Directors welcomes you to our building and our Casa Bahia community. We hope that you will be happy here and will work with us in continuing to improve our living environment. We have prepared this package to help you get acquainted with our Association. Attached to this letter is a short list of Do’s and Don’ts and our Rules and Regulations. Please spent a few minutes and review them. 2. Owners should have already received a copy of our CC&R’s (Declaration of Covenants, Conditions, and Restrictions). If not, please call our management company, Scott Management 310-370-2696 3. We are proud of our building and believe it is one of the best on the Esplanade. We solicit your help and expertise in making it an even better place to live. We have monthly board meetings in the 535 lobby and would like to extend an invitation to you to attend and participate in these meetings. Please consider volunteering your talents to help the board in managing the activities of the Association. The meetings are usually held the second Monday of the month and start at 6:30 PM. Watch the lobby bulletin boards or our website for any changes in the time or date of the meeting. 4. The Casa Bahia building was built in 1977 as a condominium with 54 units. Each unit has two assigned parking spaces with storage compartments over or near the spaces. There are four levels of parking (G-1 through G-4) with secure bike storage on each level, a sun deck with Jacuzzi on the third floor and a small gym on the 555 side (south) off the first floor hall. There are two trash rooms, one just outside each of the lobbies, in the garage on G-1 (street level). There are two beach access doors located on the second floor hallway, next to units #209 and #211. While the building may seem confusing at first, it is laid out symmetrically. It is one building, with two lobby entrances, two elevators and hence two street number; 535 (north) and 555 (south) Esplanade. 5. Your monthly Association fee includes your water, gas, and trash removal. The building is wired for, cable TV, DSL and satellite TV. HD TV service is available from both our providers. Individual TV antennas are not permitted. We have an Association web site at CasaBahiaHOA.org where you can obtain additional information about the building, rules, procedures and frequently asked questions. 6. Unfortunately, our building was constructed without individual water shut off valves for each unit. Therefore, if you are planning to change or repair plumbing fixtures, it may be necessary for you to request authorization to turn off the main building water supply. To initiate this process, call the management company or go to the web site and obtain a copy of the "Building Water Shutoff Procedure" (Policies & Procedures # 5). Homeowners are encouraged to add individual water shutoff valves in their unit. 7. Any unit modifications which you may want to accomplish require Board approval and may require a Redondo Beach City Permit. Please see Policies and Procedure # 10, " Homeowner Condominium Modifications ". 8. Living in a condominium is not the same a living in a single family home. The close proximity of you neighbors requires a high level of consideration so that we all can enjoy our homes. History has shown that noise, pets and water leaks are the top three areas of problems and conflicts. Please read our Rules and Regulations and be a considerate neighbor. 9.
